Chimney and flashing leaks
Leaks around the chimney stack
A roof certification is a written statement of condition and estimated remaining life, usually required by an insurer or requested during a property sale. It is not the same as an inspection report — it is a shorter document making a specific assertion about how long the roof has left, which means it carries more weight and is correspondingly harder to obtain on a roof in doubtful condition.
Woodstock sits in the Blue Ridge foothills, which puts it in a different roofing climate from most of Georgia. The mountains get real freeze-thaw cycling: water works into a hairline gap in flashing during the day, freezes overnight, expands, and opens the gap a little wider. Repeat that through a Cherokee County winter and a joint that was watertight in October is leaking by March. Ice at the eaves is the other one — meltwater running down a warm roof refreezes over the cold overhang and backs up under the shingle course, which is how water ends up inside a roof with no visible damage at all. Steep pitches shed snow well but make access harder, and older stock here runs to standing-seam and pressed metal, which fails at the fastener rather than the panel.
Woodstock has a population of about 35,065, and the housing stock here sets the pattern for what fails first on a roof.
An inspection tells you the condition. A certification asserts a remaining life in years, which is what insurers and buyers actually ask for. It is a stronger statement and some roofs cannot be certified without remedial work first.
You get a list of what needs doing to meet it. That is often a small amount of specific work rather than replacement, and having it itemised is useful regardless of whether you proceed.
